Mooresville’s Monterey Landing neighborhood is a quiet, conveniently-located lake access community that offers its residents much in the way of community amenities. Those amenities are a community pool, tennis courts, boat storage area, gazebo, walking trails, dock and boat ramp. Of these amenities, the boat ramp is the most desirable by far.
Monterey Landing was developed mostly between 1994 and 1997. A few homes were built after that up until 2005 but they were located on spot lots. Sizes of the 2story and ranch homes built there range from 1,850 square feet of heated living space to roughly 3,500 square feet. The larger homes were typically waterfront with finished walkout basements.
Monterey Landing marked the advent of neighborhoods with a finer presentation. Subsequent neighborhoods like Morrison Plantation and Winslow Bay have their niceties but do not have as nice a presentation as Monterey Landing. Subsequent neighborhoods like Morrison Cove and Muirfield have similar neighborhood presentations but not quite as good amenities. Hence the popularity of Monterey Landing.
At this time, there are just 3 homes for sale in Mooresville’s Monterey Landing neighborhood while 2 homes are under contract. Of the available homes, their list prices are $329,900, $425,000 and $485,000. Those under contract were listed at $274,900 and $298,475. So far in 2009, no homes have actually closed through the Carolina MLS. In 2007 and 2008, there were 4 and 3 homes that sold and closed, respectively.

This home is a 2,488 square foot 2story home built in 1994 and located on a cul de sac with a water view. Monterey Landing is conveniently located near Exit 33 off Highway 77 as well as the new Exit 32 by Langtree Road. Lake Norman Regional Medical Center, Lowes Corporate Headquarters and a number of eateries, shops, restaurants and stores are located just minutes away
